BOX Studios partnered with Tishman Speyer to transform two adjacent spec suites on the 20th floor of The Franklin in Chicago into move-in-ready workplaces. Thoughtfully re-demised and replanned, the suites function as distinct environments while maintaining the flexibility to combine into a larger tenancy.
Both suites were reimagined with new finishes, upgraded LED lighting, curated furnishings, artwork, and accessories, creating contemporary, turnkey workspaces.
South Suite (Approx. 10,100 SF)
The south suite retains its private offices and conference rooms while enhancing shared spaces. An expanded reception area and boardroom create a stronger arrival experience, while added huddle rooms, phone rooms, and a work café/lounge provide a variety of settings for collaboration and focused work.

North Suite (Approx. 8,300 SF)
The north suite preserves existing private offices while introducing a range of collaborative amenities, including multiple conference rooms and a work café/lounge. Newly exposed ceilings, painted white and paired with suspended linear lighting, maximize openness and daylight. Energy-efficient LED lighting further modernizes the space and enhances the workplace experience.

A wellness room located off the common corridor provides a dedicated retreat for tenants, and together with the suites showcase a thoughtful approach to speculative office design, combining modern finishes, improved lighting, and amenity-rich planning to meet the evolving needs of today’s workforce.
