The goal for the spec suite program at 125 S. Wacker was to provide move-in-ready suites of varying sizes, each with a distinct aesthetic personality that would appeal to a wide range of prospective tenants from Tech to Professional Services companies. Each tenant could then easily customize the suite with their own branding/graphics to really make it their own.
These spec suites would also serve as model spaces for prospective tenants in which they could choose one of the pre-established spec suite design concepts and have it implemented in their own turn-key build-out in a vacant space in the building.
This approach proved to be a great success for the landlord and tenants alike, as it helped control cost and save time from lease execution to move-in.
